Southeast Land knows that the Carolina and Georgia real estate markets are hot, to say the least. Strong population growth and a robust regional economy have investors and developers scrambling and landowners dreaming of dollar signs. The demand for suitable single family, multi-family, commercial and industrial land grows at a pace never before seen in this market.

More than ever before, there is a need for an experienced, analytical land professional who brings developers and landowners together, matching the property to the need and expertly brokering mutually beneficial transactions.

That person is Scott Hebebrand, President and Broker-In-Charge for Southeast Land.  During his career, Scott has participated in the acquisition, zoning, permitting, development and brokerage of over $750 million in real estate assets totaling over 10,000 acres.

Prior to forming the company, Scott spent 15 years with three Fortune 500 National Homebuilders. He was instrumental in the development of Berewick, which was named Charlotte’s Master Planned Community of the Year.

  • KB Home: Directed the acquisition, planning and development for over 75 communities including multiple mixed use and master planned communities for the #6 homebuilder in the US.  Negotiated over $400 million dollars of acquisition, disposition, lease, land development and construction contracts.
  • Pappas Properties: Key project leader in the creation and development of Berewick, a 1,000-acre mixed-use master planned community consisting of a town center, 250,000 sq. ft. retail center, employment campus, public district park, greenway system, school site, amenity center, and 1,600 single and multi-family residential units.  Scott teamed to negotiate the sale of approximately $200 million worth of land sales to commercial, retail, and multi-family developers, local governmental agencies and national builders.
  • Toll Brothers & Ryland Homes: Managed acquisition, due diligence, planning, entitlements, and land development for nationwide Top-10 home builders.

Scott also served as a county planner. He advised property owners, land developers, government officials and economic development members regarding land use, zoning and development regulations for Union County, the fastest growing county in North Carolina.

Scott graduated from Ohio University in 1995 with a concentration in Urban and Regional Planning as well as Geographic Information Systems (GIS).  Scott is a licensed Georgia, North Carolina and South Carolina real estate broker, and he maintains affiliate relationships with numerous brokers across the Southeast targeting the following areas:
